Am I required to make my property available to Section 8?
No, you are not required to accept any housing vouchers or assistance programs. -
Are you licensed?
Yes, we have multiple licensees on our staff. -
Can I reach you after hours?
We have an after hours maintenance emergency line that is monitored by a member of our staff. Non-emergency calls are returned on the next business day. -
Can you put the money directly into my account?
Yes, we offer payment through direct deposit as well as check. -
Do I get to see the lease or sign it?
We handle the leasing aspect for you, but all signed documents are added to your portal for your records. -
Do you sell real estate too?
Yes, we are a full service Real Estate Firm. -
How and when do I get my checks?
Rent payments sent electronically do need time to settle into the Trust Account. We disburse funds on the 8th, 15th and 22nd of each month, or the next business day if these dates fall on a weekend or holiday. Funds can be deposited directly into your account or, at your request, they can be sent by check. -
How is rent collection handled?
Rent is due on the first and considered late if not paid in full by the 6th. Tenants are able to pay rent online or in the office. If payment is not made in full by the 6th, a late fee is applied and our staff begin reaching out to the tenants to collect payments. -
How long of a lease do you sign?
We start with a 12-month lease with potential to renew based on satisfactory payment history and property inspections. -
How much security deposit do you charge the tenant?
The security deposit is typically equal to one month’s rent. -
How soon can you start managing my property?
Our staff is prepared to begin immediately. -
What type of properties do you manage?
We manage commercial and residential properties to include single family & multifamily residences, retail space, office space and industrial/warehouse space. -
What type of reports do I get and how often?
Owners are sent an accounting statement monthly, however, our convenient online portal offers 24/7 secure access to statements, ledgers, rent rolls, maintenance requests and bills. -
Who holds the tenant security deposit?
Security deposits are held by our firm in a non-interest bearing trust account following all applicable laws related to security deposits.
